Pets

Sycamore (Lodge 3) and Cedar (Lodge 4) are dog friendly.
We are very happy to welcome one, clean, well-behaved dog, per lodge. Please contact us directly in advance.
Dog bedding should be provided by the guests.
There is an additional charge of £20.00 per dog, per stay.
Dogs must be kept off all furniture and bedding and they must at no time be left unattended in the lodges.
Any damage caused by pets will be charged to the guests.
Please pick up after your dog at all times! Families and young children frequently use the surrounding area, often barefoot.

Smoking

Strictly no smoking inside. Strictly no vapes / e-cigarettes inside.
Unbox at Poplar Tree is strictly non-smoking and no candles inside any of the lodges.
Sorry, smoking is not permitted in any of our lodges. This also precludes the use of e-cigarettes and vapes.
Should it be found that someone has been smoking or using a vape within the property, a £200 charge will be made for a ‘deep clean’.

General Policies and Information

Availability and Occupancy:

If availability is not showing on your desired dates or a check-in is specified as not available on a certain day, please either call or send an email to us directly and we will be able to look if we can accommodate your request.

For bookings over 3 people or to enquire about booking multiple lodges, please contact us directly.

Quiet Times:

The site operates a quiet-time policy between the hours of 10pm and 8am, where we ask guests to keep outside noise to an absolute minimum in order to protect the peace of the location, the wildlife and to be respectful of our neighbours and other guests.

No amplified music is permitted outside during these hours.

Please be respectful of residents in the village and visitors on the property alike during your stay.

Events:

Parties and large gatherings are prohibited on site.

If you would like to receive visitors during your stay, please let us know in advance so we are aware you are expecting guests.

You are responsible for all external guests during your stay and that they follow the guest policies outlined here.

BBQs and Fires:

BBQs and open fires in the open field are prohibited.

Disposable BBQs are not permitted inside or outside any of the lodges or on any part of the premises.

General Cancellation Policy:

Up to 48 hours before check in, guests can cancel for free within 24 hours of making their booking.

All last minute bookings made within 48 hours of check-in are non-refundable and will be charged 100% of the total booking fee.

Flexible Rate Cancellation Policy:

Guests can cancel free of charge up to 6 weeks before arrival.

Cancellations within 6 weeks of the check-in date will be charged 10% of the total booking fee.

Cancellations within 3 weeks of the check-in date will be charged 25% of the total booking fee.

Cancellations within 2 days of check-in will be charged 50% of the total booking fee.

Cancellations on the day of check-in and no-shows will be charged 100% of the total booking fee.

Non-Refundable Rate Cancellation Policy:

Cancellations within three calendar months of the check-in date will be charged 100% of the total booking fee.

No-shows will be charged 100% of the total booking.

For cancellations more than three months ahead of the check-in date, there is a cancellation fee of 25% of the total booking fee, or £300, whichever is less.

All cancellations in advance of six calendar months of the check-in date will be processed free of charge.

Restrictions on bookings:

Maximum length of stay is 31 days. For bookings longer than this, a separate booking must be made.

Bookings can only be taken 2 days in advance. Guests must phone / contact the property directly to check availability for last minute bookings within 2 days of arrival.
